Asking for Help With Real Estate Investing
ByReal estate is a tricky game. There is a lot to know – a lot of "detail" – but it’s hard to absorb it all from books and tapes. I think the best way to learn is by getting out there and DOING it! However, the problem with this approach is that you can learn a lot of expensive lessons in the school of hard knocks. Fear of making mistakes (and losing money!) can create what is called "paralysis of analysis" and inhibit you from ever getting off the ground when it comes to momentum with your real estate investing career.
When I got started in real estate, I was about as green as they come… just out of college, had never rented an apartment or owned my own home (I went straight from Mom and Dad’s house to the college dorm), was investing in an area I had never lived in before (moved there to be closer to my boyfriend (now husband), Ben), and was working a $10/hour job PART TIME.
However, I was committed to making it work, and I found a program/system that I felt comfortable in. (This was after buying and returning a number of how-to courses that didn’t have the level of detail that I needed to really get my feet under me.)
A Professional Mentorship Program Got Me Started
In fact, I joined a real estate mentorship program created by Peter Conti and David Finkel and it was fantastic. Not only did they have a great curriculum to refer to that told me how to do everything from marketing, screening sellers over the phone, negotiate deals, structure deals, and rent/sell property – but they also had a coaching program to back it up. These were other students I could call (who had already used the system successfully) to get tips and advice whenever I got stuck or scared and didn’t know what to do next.
Having the coaching behind the "books and tapes" made the difference for me.
In fact, it made such a difference that I got my first house, then another and another… and now I am involved in commercial real estate investing as well!
I was also invited to be a real estate coach for Mentor Financial Group, LLC and have been asked by a number of students for additional one-on-one training. It’s really cool to be able to work with students who are going through the exact same problems and fears I confronted at the beginning of my real estate career, and be able to help them over those hurdles. Some of our students have been phenomenally successful, and it’s just very rewarding to feel like I have played a small part in getting them motivated and keeping them in the game UNTIL they succeeded.
Talk With Someone Who Can Ameliorate Your Fears
If you have been working on getting involved in real estate investing, but haven’t hit your stride yet, I encourage you to take some time to reflect on WHY that is.
Often times, there are 1 or 2 key elements that are holding you back, even when you’ve got 80-90% of your actions lined up correctly. Maybe it’s a fear of putting money or credit on the line, maybe it’s being scared of the responsibility of owning an investment property, maybe it’s just that you’re afraid to ask for help.
I would encourage you to stop letter your fears stand in the way of your dreams. Asking for help, from a friendly realtor or mortgage broker, a spouse or friend, someone at your local real estate investment club, or even from a formal mentorship program, can be the difference in getting over the hump, or staying stuck and wallowing in your own fears.
There are good risks, and bad risks, it pays to learn how to tell the difference. Experience is the teacher that allows us to differentiate these opportunities. Until you have had the time to develop your own keen eye and insight, borrow from other people’s experience and ask for help!
